  • I give my niece Mary Ann Chapman the wife of Chapman of No 45 East Street, DEV Stonehouse a bureau, a corner cupboard with the needle work on the lid, a mahogany dining table, half a dozen silver tea spoons marked "R", sugar tongs marked "E S R" and a table spoon marked "J R".
  • I give Mary Ann Chapman £50 for her own use.
  • I give my late husband's niece Susan Ann Lyne, now residing with me, any articles of my wearing apparel she chooses to select.
  • The remainder of my wearing apparel I give to Mary Ann Chapman.
  • I also give Mary Ann Chapman two pairs of linen sheets and two pairs of calico sheets.
  • I give all the rest of my household furniture, plate, linen, china and implements of household, monies and securities for money, personal estate and effects ... subject to the payment of my just debts funeral and testamentary expenses, to Susan Ann Lyne absolutely.
  • I devise all mortgage and trust estates ... to William Nunney of Burford General shopkeeper his heirs etc, subject to the equities etc affecting them.

This is the last Will and Testament of me Ann Baughan of Over Norton in the County of Oxford, Widow. I give to my
niece Mary Ann Chapman the wife of Chapman of No 45 East Street, Stonehouse in the County of Devon the following
articles a Bureau a corner cupboard with the needle work on the lid a mahogany dining table half a dozen silver tea
spoons marked "R" and sugerd tongues marked "E S R" and a table spoon marked "J R". I give and bequeath to my said
niece Mary Ann Chapman the sum of fifty pounds for her own use and benefit. I give to my late husbands niece Susan
Ann Lyne now residing with me any articles of my wearing apparel she chooses to select and the remainder of my said
wearing apparel I give to the said Mary Ann Chapman. I also give to the said Mary Ann Chapman two pairs of linen
sheets and two pairs of calico sheets. I give and bequeath all the rest and residue of my household furniture plate
linen china and implements of household monies and securities for money personal estate and effects whatsoever and
wheresoever subject to the payment of my just debts funeral and testamentary expenses unto the said Susan Ann Lyne
absolutely. I devise all mortgage and trust estates which shall at my decease be vested in me unto William Nunney of
Burford in the said County of Oxford General shopkeeper his heirs executors administrators and assigns subject to
and upon the equities and interests (?) affecting the same respectively and I appoint the said William Nunney sole
Executor of this my Will. In witness whereof I have hereunto set my hand the twelfth day of May one thousand eight
hundred and seventy two - Ann Baughan -
Signed and acknowledged by the said Ann Baughan the Testator as her Will in the presence of us present at the same
time and who in her presence and in the presence of each other have hereunto subscribed our names as witnesses -

Proved at London 8th May 1876 by the oath of William Nunney the sole Executor to whom Admon was granted.
