This is the last Will and Testament of me Jane Elizabeth Leach, Widow of Robert Leach of Holly Lodge, Lower Caversham in the County of Oxford. First I direct all my just debts funeral and testamentary expenses to be paid I give and bequeath to my Niece Ellen Watts Bradbury Widow All my Plate Jewellery Linen china glass books pictures prints wines liquors furniture wearing apparel and other household Effects absolutely – I give and devise all my said Dwellinghouse known as Holly Lodge aforesaid, the house and premises adjoining in the occupation of my Cousin John Robert Leach the piece of land recently purchased by me adjoining the last mentioned premises and also in the occupation of the said John Robert Leach and also the Cottage and premises adjoining my said dwellinghouse in the occupation of George Jerome unto my said Niece Ellen Watts Bradbury for and during her life with a wish that she may live at my said Dwellinghouse And after the death of my said Niece Ellen Watts Bradbury I give and devise all the said Dwellinghouses and Land so devised to my said Niece Ellen Watts Bradbury to my said Cousin John Robert Leach for and during his life And after his death I give and devise all the said three dwelling- houses land and premises with their rights and appurtenances unto John Leach Son of my said Cousin John Robert Leach his heirs and assigns absolutely I give and devise all those my two Freehold Cottages and premises at Lower Caversham aforesaid near to the Cottage in the occupation of the said George Jerome unto my Cousin William Leach of Caversham Accountant his heirs and assigns I give and devise All that my Leasehold House and premises No 4 Clarence Street, Greenwich Kent to Mrs Leach Widow of my late Cousin Henry Leach for her own absolute use and benefit I give and bequeath to my Niece Georgina Alice Wright All those my two Leasehold Dwellinghouses and premises situate at Park Road, Stockwell for her own use and benefit I also give and bequeath to the said Georgina Alice Wright One thousand pounds due to me on Mortgage from Mr Lucas of Newbury Berks and all interest to arise therefrom after my decease for her own use and benefit I give and bequeath unto my Sister Martha Wright Widow All my Victoria and Russian Bonds that I may die possessed of for her own sole use and benefit I give and bequeath to each of the Children of William Hilford of Caversham Gardener Fifty pounds free of Legacy Duty I give and bequeath to George Jerome of Caversham aforesaid my old and faithful servant Nineteen pounds Nineteen shillings I give and bequeath to my Executor William Cave of 193 Sydney Terrace Reading One hundred pounds free of Legacy Duty the same to be reduced if after payment of all my debts expenses and Legacies my Estate shall be insufficient to pay the last mentioned Legacy I give and bequeath all and every my residuary real and personal Estate unto my Cousin and Godson Robert Leach I devise all Estates vested in me as trustee or mortgagee unto the said William Cave and my said two nieces their heirs executors and administrators Subject to the trusts and equities affecting the same respectively but so that the Money secured by any Mortgage shall form part of my personal Estate I appoint the said William Cave and my said two Nieces Ellen Watts Bradbury and Georgina Alice Wright Executor and Executrixes of this my Will and hereby revoke all other Wills In witness whereof I the said Jane Elizabeth Leach have hereunto set my hand this twelfth day of November One thousand eight hundred and seventy nine. Signed and declared by the said Jane Elizabeth Leach as and for her last Will and Testament in the presence of us (both being present at the same time) who at her request in her presence and in the presence of each other have hereunto subscribed our names as Witnesses – J. Leach Edward Wells M.D. Physician, Friar St., Reading Hubert Simmons, Author & Coal Mercht, Trevor Cottage, Caversham =============================== Codicil 19 Nov 1879 This is a Codicil to the last Will and Testament of me Jane Elizabeth Leach of Holly Lodge, Lower Caversham in the County of Oxford, Widow of Robert Leach which bears date the twelfth day of November instant The Cottage and premises adjoining my Dwellinghouse in my said Will by mistake stated to be in the occupation of George Jerome is in the occupation of Henry Jerome In case my Sister Martha Wright shall die in my lifetime then I hereby give and bequeath All my Victoria and Russian Bonds bequeathed to her by my said Will unto and equally between her two daughters Ellen Watts Bradbury and Georgina Alice Wright and in the event of either of them my said Nieces dying in my lifetime, then the Survivor to take and receive the whole of the said Bonds absolutely I give and bequeath to my friend Miss Drewealt late of the Bath Road Reading Ten pounds ten shillings I give to Elizabeth Jerome Wife of Henry Jerome Nineteen pounds nineteen shillings To Eliza Leach and Jane Leach daughters of Mrs Henry Leach Widow Twenty five pounds each To Emily Leach wife of John Robert Leach Nineteen pounds nineteen shillings I revoke the bequest mentioned in my said Will to my Cousin and Godson Robert Leach of all my residuary real and personal Estate and I hereby give and bequeath my said residuary Estate unto and equally between my said Niece Ellen Watts Bradbury and my said Cousin and Godson Robert Leach And in all other respects I hereby confirm my said Will In Witness whereof I have hereunto set my hand this Nineteenth day of November One thousand eight hundred and seventy nine. Signed and declared by the said Jane Elizabeth Leach as and for a Codicil to her last Will and Testament in the presence of us (both being present at the same time) who at her request in her presence and in the presence of each other have hereunto subscribed our names as Witnesses. Leach Edward Wells, M.D. Physician, 15 Friar St, Reading, Berks Hubert Simmons, Author & Coal Merchant, Trevor Cottage, Caversham On the Twenty seventh day of December 1789 the Will with a Codicil thereto of Jane Elizabeth Leach late of Holly Lodge, Lower Caversham, in the County of Oxford, Widow, deceased, who died on the Twenty fifth day of November 1879, at Lower Caversham aforesaid, was proved in Her Majesty’s High Court of justice in the District Registry attached to the Probate Division thereof at Oxford by the Oaths of William Cave of 193 Sydney Terrace, Reading, in the County of Berks, Solicitor’s Manager, Ellen Watts Bradbury of Holly Lodge, Lower Caversham aforesaid, Widow, and Georgina Alice Wright of 7 Norfolk Square, Brighton, in the County of Sussex, Spinster, the Nieces of the Deceased, the Executors named (in the said Will) they having been first sworn duly to administer.
