Frank HALL becomes Frank Ryman HALL at some stage. Was he so christened, or is it an attempt to curry favour with rich uncle?

  • I appoint Henry Graves of Pall Mall London, publisher and printseller, Frederic Parker Morrell of the City of Oxford, gentleman, and my nephew Frank Hall as Executors and Trustees, and I give them £100 each for their trouble.
  • I give my nephews Frank Hall, Edwin Hall and William Richards Jr my business of a printseller in High St Oxford, with all my stock in trade, book debts, fixtures, goodwill and effects connected to it, and my lease (under Brasenose College) in the shop and premises, as tenants in common.
  • I give my Trustees all the residue of my estate and effects both real and personal, Upon Trust to continue with my present investments or, if they think it advisable, to sell all or part of them, except those parts specifically bequeathed below, and to pay the income to my dear wife for life.
  • My wife is to be allowed to occupy rent free the house and grounds at Summertown where I now reside, with the use of the furniture and all my wines and other consumables.
  • After the death of my wife I give my house at Summertown “Summer Hill”, with its gardens and closes, and all my other freehold houses, cottages, land and estate at Summertown, to my nephew Frank Hall and his heirs etc forever.
  • I give my great-niece Mary Richards (who is now living with me) and her executors etc my two leasehold houses (held under St John’s College) one “Burcot House” in the occupation of Mr Townsend and the other “Backworth” in the occupation of the Rev G S Ward.
  • I give my niece Mary Wyatt the two houses (under St John’s College) now in the occupation of Mr Guiness and Mr Baines.
  • I give my relations Thomas Hall and James Thomas Hall, printers, £1000, to include the £800 or other monies owed by them to me.
  • After my wife's death my Trustees and their heirs etc are to sell all the residue of my estate and effects both real and personal, including the furniture, the Overbecks drawings, Turner's engravings and other pictures, prints, articles of vertu and effects in my house at Summertown and hold the proceeds Upon Trust:
    • First to pay to the Treasurer(s) of The Blue Coat Boys School in Oxford and Blue Coat Girls School in Oxford £100 each.
    • Then to divide the net proceeds between the persons who at my death are my next of kin according to the Statutes of distribution.
    • If my trustees deem it advisable to postpone the sale of any part of my real or leasehold estate, they shall during that period be at liberty to let and manage the property and to apply the rents etc in the same way as the proceeds of sale would be applied.
  • I give my Executors all estates vested in me as Trustee or Mortgagee, subject to the trusts and equities affecting them.
  • My Executors and Trustees are to have power to compound debts and demands and submit disputes to arbitration.

  • I give my gardener Thomas Dumbledon the house he now lives in at Summertown, free of duty.
  • I give all my shares in the Randolph Hotel Co Ltd and the Clarendon Hotel Co Ltd to the Radcliffe Infirmary in Oxford.
  • In all other respects I confirm my will.

Second Codicil 15 Apr 1876
  • Whereas I have given my house “Summer Hill” at Summertown with its gardens and closes, and all my other freehold houses, cottages land and estate at Summertown, to my nephew Frank Hall and his heirs etc forever:
    Now I revoke the gift and give [the property] to Frank Hall for life.
    After his decease I give [it] to his present wife Sarah Hall for life.
    After the decease of the survivor I give [it] to my great-nephew William Richards Jr and his heirs etc forever.
  • Whereas I have given “Burcot House” in the occupation of Mr Townsend to my great-niece Mary Richards:
    Now I revoke the gift and give [the property] to my nephew Edwin Hall and his executors etc absolutely.
  • I also give Edwin Hall my freehold cottages, paddock and premises at Kidlington, to him and his heirs etc forever.
  • I give my nephew William Richards Sr my two semi-detached houses on Woodstock Rd, known as “Orton Villa” and “Holland Villa” and in the occupation of Mr Cole and the above Frank Hall.
  • In all other respects I confirm my Will and Codicil.

Third Codicil 13 Feb 1879
  • The bequests to my Executors are to be paid free of duty.
  • I authorise Frederic Parker Morrell to make the usual professional charges for [his work] even though he is an Executor.
  • Whereas I have given a life interest in all my property real and personal (except my business in High St, bequeathed to my three nephews) to my dear wife, and whereas in her present weak state of mind she is not capable of managing that interest:
    Now I empower my Trustees, if my wife remains in her present weak mental state, to receive the proceeds of my residuary estate and (after paying for insurance, repairs and maintenance etc) to apply the net income for her benefit as they think best.
    If there is a surplus in any year, I authorise my Trustees to accumulate such surplus during the life of my wife by investing it (and the interest etc) for the benefit of those who at my wife's death will become entitled to my residuary estate.
    But it is my particular desire that my wife should have a full and liberal allowance, and that my Trustees should only accumulate such of the income as cannot be usefully expended for her benefit.
  • In all other respects I confirm my Will and Codicils.

Fourth Codicil 5 Aug 1879
  • Whereas my nephew William Richards Sr, to whom I had given my two semi-detached houses Orton Villa and Holland Villa on Woodstock Rd, is dead:
    Now I give the two houses to my nephew Frank Ryman Hall (in my will and previous codicils called Frank Hall only) and his executors etc absolutely.
  • I give £500 each to my great-nephews Henry Richards and Thomas Richards, both payable within six months from the death of my wife.
  • In all other respects I confirm my Will and Codicils.

I James Ryman of Summertown in the County of
Oxford and of High Street in the City of Oxford Gentleman declare
this to be my last Will and Testament. I appoint Henry Graves
of Pall Mall London Publisher and Printseller Frederic Parker
Morrell of the City of Oxford Gentleman and my Nephew Frank
Hall Executors and Trustees of this my Will And I give
to each of my Executors accepting the trust for the trouble he may incur
the sum of One hundred pounds sterling. I give and bequeath to
my Nephews Frank Hall Edwin Hall and William Richards
the Younger my business of a Printseller in the High Street Oxford
and all my stock in trade Book debts fixtures goodwill and effects
connected therewith and all my interest under Brasenose College in the
Shop and premises where the said business is carried on as tenants in
common I give devise and bequeath to my said Trustees their heirs
executors and administrators all the residue of my Estate and Effects
whatsoever and wheresoever both real and personal Upon trust to
continue the same in their present investments or if they should deem it
advisable to sell the same or any part thereof except such parts as are
hereafter specifically devised or bequeathed and to pay the income
thereof to my dear Wife during her life And I desire that my said
Wife shall be allowed to occupy rent free the House and Grounds at
Summertown where I now reside and to have the use of the Furniture
therein and all my Wines and other consumable stores And after the
death of my said Wife I devise all my House at Summertown known
as “Summer Hill” with the gardens and closes held and occupied therewith
and all other my Freehold houses cottages land and estate at Summertown
aforesaid unto and to the use of my said Nephew Frank Hall his heirs
and assigns for ever I give and bequeath to my Great Niece Mary
Richards who is now living with me her executors administrators and assigns
my two Leasehold Houses held under Saint John’s College Oxford
one known as “Burcot House” in the occupation of Mr Townsend
and the other known as “Backworth” in the occupation of The Reverend
G. S. Ward I give and bequeath to my Niece Mary Wyatt the
two houses under Saint John’s College now in the occupation of Mr
Guiness and Mr Baines respectively I give and bequeath to
my relations Thomas Hall and James Thomas Hall Printers

the sum of One thousand pounds sterling such sum to include
the sum of Eight hundred pounds or other the monies owing by them
to me at the time of my death And I direct that my said Trustees
their heirs executors and administrators shall stand possessed of all the
rest residue and remainder of my Estate and Effects both real and personal
and wheresoever situated including the furniture the Overbecks drawings
Turner's Engravings and other pictures prints articles of vertu and
effects in my house at Summertown Upon trust so soon as they
shall in their sole and uncontrolled discretion and without being
responsible for the exercise thereof deem it expedient after the death of
my Wife and from time to time or at any time to sell the same either
together or in parcels and either by Public Auction or Private Contract
and subject to such stipulations as to title and evidence of title or to other
matters connected with the Sale as my said Trustees shall judge
expedient with liberty to buy in and rescind or vary any Contract
and shall stand possessed of the monies to arise from such Sale and
conversion of my Real and Personal Estate Upon trust in the first
place and out of moneys applicable thereto to pay to the Treasurer of or
other Officer who is empowered to give receipts on behalf of The Blue
Coat Boys School in Oxford and Blue Coat Girls School in Oxford
One hundred pounds each and the receipts of such Treasurers or other
Officer shall be sufficient discharges to my said Executors for the said
sums and in the next place to pay and divide the net proceeds of
such sale and conversion from time to time as the same are realized
between and among the persons who at my death shall be my next of
Kin according to the Statutes of distribution and in the proportions
as prescribed by the said Statutes And I declare that if my said
trustees shall deem it advisable to postpone the Sale of any portion
of my real or leasehold Estate they shall during the suspense of
Sale be at liberty to let and manage the same and to receive the
rents and profits thereof and to apply such rents and profits in the
same manner as the proceeds would be applicable under the trust
lastly hereinbefore mentioned so that notwithstanding the postponement
of the Sale of my said trust Estates or any of them the same shall
for the purpose of this my Will be considered as converted in equity
from the time of my decease I give to my said Executors all Estates

vested in me as Trustee or Mortgagee subject to the trusts and equities
affecting the same And I declare that my said Executors and
Trustees shall have power to compound debts and demands and
submit disputes to arbitration and that the receipts of my said
Trustees shall exonerate all purchasers and others paying monies to
them from all liability in respect to the application thereof and from the
necessity of enquiring as to the propriety or regularity of any Sale or
other transaction purporting to be made under the trusts of this my
Will. In witness whereof I have hereunto set my hand this Sixth
day of October One thousand eight hundred and seventy four.

This is a Codicil to the above written Will. Immediately
after my death I give and devise to my gardener Thomas Dumbledon
the house he now lives in at Summertown aforesaid free of Succession
duty, and all my shares in the Randolph Hotel Company Limited and the
Clarendon Hotel Company Limited I give to the Radcliffe Infirmary
in Oxford and declare that the receipt of the Treasurer thereof shall be a
sufficient discharge for the same and in all other respects I confirm my
said Will Dated the Sixth day of October One thousand eight hundred
and seventy four.

This is a second Codicil to the above written Will
and first Codicil of me James Ryman both of which bear date
the Sixth day of October One thousand eight hundred and seventy four.
Whereas by my said Will I have devised all my House at Summertown
known as “Summer Hill” with the gardens and closes held and occupied
therewith and all other my Freehold Houses Cottages land and Estate
at Summertown aforesaid Unto and to the use of my said Nephew
Frank Hall his heirs and assigns for ever Now I hereby revoke
the said devise and do give and devise the said Estate to the said Frank
Hall for the term of his natural life and after the decease of the said
Frank Hall I give and devise the same to his present Wife Sarah
Hall for her life And from and after the decease of the survivor of them
I devise the said Estate to my Great Nephew William Richards the
Younger his heirs and assigns for ever And whereas I have by
my said Will given my House known as “Burcot House” in the
occupation of Mr Townsend to my Great Niece Mary Richards Now
I revoke the said gift and do hereby give the same to my Nephew
Edwin Hall his executors administrators and assigns absolutely And
I also give and devise to the said Edwin Hall All my freehold
Cottages Paddock and premises situate at Kidlington in the County
of Oxford to hold unto the said Edwin Hall his heirs and assigns for
ever And I do further give and bequeath to my Nephew
William Richards the Elder my two semi-detached Houses situate
on the Woodstock Road known as “Orton Villa” and “Holland Villa”
and now in the occupation of Mr Cole and the said Frank Hall
respectively. And in all other respects I confirm my said Will and
Codicil In witness whereof I have hereunto set my hand this
Fifteenth day of April One thousand eight hundred and seventy six

This is a further Codicil to the Will of me James
Ryman. The bequests to my Executors I desire to be paid free of
duty and I authorise the said Frederic Parker Morrell to make
the usual professional charges for proving and carrying out the trusts
of my Will though he is appointed an Executor thereof And whereas by
my said Will I have given a Life interest in all my property both real
and personal other than my business in High Street bequeathed to my
three Nephews to my dear Wife And whereas my said Wife in her
present weak state of mind is not fully capable of managing such Life
interest. Now I do hereby authorise and empower my said Trustees
in the event of my Wife remaining in her present weak mental state to
receive and retain the proceeds of my said Residuary Estate and after
providing thereout for the insurance of all buildings thereon and all necessary
repairs and other expenses incurred in the management and maintenance
thereof to apply the net proceeds and income thereof for the benefit of my
Wife at such times in such manner and generally as my said Trustees
in their sole discretion shall think best Provided always and I do
hereby authorise my said Trustees in the event of there being any surplus
of the said net proceeds and income in any year after making proper provision
for my said Wife to accumulate such surplus during the life of my said Wife
in the way of compound interest by investing the same and the resulting
income thereof in or upon any of the stocks funds and securities for the time
being authorised by Law for the investment of Trust Funds for the benefit
of the person or persons who shall on the death of my said Wife become entitled
to my residuary Estate with power for my said Trustees to resort to the
accumulations of any preceding year or years and to apply the same for
the benefit of my said Wife And it is my particular desire that my
Wife should have a full and liberal allowance in every respect and that
my Trustees should only accumulate such of the income if any as in
their sole discretion they may consider cannot be usefully and properly
expended under the trusts before contained for the benefit of my said Wife
And in all other respects I confirm my said Will and the Codicils thereto
In witness whereof I have hereunto set my hand this Thirteenth
day of February One Thousand eight hundred and seventy nine.

This is a further Codicil to the Will of me James
Ryman. Whereas my Nephew William Richards the Elder
to whom I had given my two semi-detached houses on the Woodstock
Road Oxford known as Orton Villa and Holland Villa is dead Now I
hereby give and bequeath the said two houses to my Nephew Frank
Ryman Hall (in my said Will and previous Codicils thereto hitherto
called Frank Hall only) his executors administrators and assigns
absolutely. I give and bequeath a Legacy of Five Hundred pounds
sterling to my Great Nephew Henry Richards and a similar Legacy
of Five hundred pounds to my Great Nephew Thomas Richards both
payable within or at the expiration of Six months from the death of my
Wife And in all other respects I confirm my said Will and the Codicils
thereto. In witness whereof I have hereunto set my hand this Fifth
day of August One thousand eight hundred and seventy nine.

Proved at Oxford, with four Codicils, the Twenty
fourth day of March 1881, by the Oaths of Henry
Graves, Frederic Parker Morrell, and Frank
Ryman (in the Will written Frank Hall, the Nephew,
the Executors named in the Will to whom Administration
was granted.

The Testator James Ryman was late of Summertown
in the Parish of Saint Giles in the County of Oxford, and of High
Street in the City of Oxford, Gentleman, and died on the Twenty-
fifth day of October 1880, at Summertown aforesaid.
